Great house in West Footscray seeks 3rd Musketeer - $130/w

    Hey team,

    We have a room available in a three-bedroom house in West Footscray. Virtually every part of the house has been extensively renovated recently. The bathroom, kitchen, living and dining areas, as well as carpet are all new. Appliances include a fridge, dishwasher, washing machine and central vacuum system. In the backyard, there is a spacious deck for BBQ and other activities, a large carport, and a garden shed. Please note that there is still some landscaping work to be carried out in the yard. Air-conditioning and heating (gas and electric) are available for the common areas. Additionally, a 1.5Mb/s shared broadband network is available in every bedroom. Home security is provided by a motion-sensing system.

    The advertised room is medium-sized (3.6x3m), has private access to the yard and has a built-in wardrobe. It also comes with a desk and double bed.

    In regards to amenities, there are plenty nearby. The Tottenham Station is only a 4-min walk away. Nevertheless, passing trains can hardly be heard in the living area and are inaudible in the bedrooms. A grocery shop, newsagent and bottle shop are all within a minute's walk. A 10-min stroll will get one to Coles, Aldi, The Warehouse, Video Ezy and other shops. Safeway is about a 5-min drive away, and Highpoint Shopping Centre takes around 10 mins by car.

    On the train it's a 15-20-min train ride to any station in the CBD. For Victoria Uni (Footscray Park), it takes 20-25 mins by train and walking (or bus) - less than 10 mins by car. For RMIT (City), it takes 20-30 mins by train. For Melbourne Uni, it takes 30-40 mins by train and tram.

    The current tenants are three blokes: A soon to be lawyer working in IT sales, a full-time postgrad research student at RMIT, and a hospitality worker who is leaving soon. The former two have lived here for over 5 years together in peace and harmony (?) - we are very easy-going, so we're looking for someone of a similar disposition. As for neatness, we try to keep the place reasonably clean and tidy, but we certainly don't want a housemate who's a clean freak. We're not allergic to noise, but we try to keep the volume down during weeknights as one of us has a daytime job. All bills are divided equally among the occupants, and smoking isn't allowed in the house.

    We're not particular about whether you're a bloke or girl. As long as you're friendly, considerate, responsible and pay the bills on time, we should get along fine. If you're an all-night raver, fundamentalist religious-type or a rabid right-winger - maybe look elsewhere.

    The room will be available from 11 March 2010 for a minimum 6 month lease, and rent is $130 per week excluding bills. The bond is the standard four weeks' rent and is refundable at the end of the lease.
